Radon Testing

$200

What to Expect

Radon is a naturally occurring radioactive gas that seeps into homes from the Earth’s soil and rocks. You can’t see it, smell it, or taste it. The only way to know if it’s present is to test for it.

It has been found at unsafe levels in both old homes and new ones, with or without basements. Radon levels can vary from one property to another, even within the same neighborhood.

We’re not here to scare you. We’re here to give you honest information so you can protect your family. Testing is simple, affordable, and gives you peace of mind knowing you and your family are safe from this hidden, dangerous gas.

Mold Testing

$200

What to Expect

Mold is one of those words that can cause a lot of anxiety, and for good reason. Under the right conditions, mold can grow almost anywhere in a home, and once it starts, it can spread quickly. It’s not just about stains on the wall. Mold can affect indoor air quality and impact your health.

Not all mold is the same, and not every spot means trouble. That’s why it is important to have someone who knows what to look for and when to recommend further testing or action.

We offer surface and air mold testing when there are visible signs that raise concern. This involves collecting samples from areas of concern and sending them to a certified lab for analysis. If the results show a problem, you will have the information you need to take the next step, whether that is further evaluation, cleanup, or simply peace of mind.

Thermal Imaging

$150

Thermal imaging is one of the most useful tools for a home inspector. It allows us to “see” temperature differences the human eye can’t see.

It helps us spot things that may be hidden behind walls or under surfaces. We use it to help detect possible issues with moisture, missing insulation, electrical hotspots, water leaks, pest activity, and sometimes even unexpected people (yes, that has happened).

It is not magic, but it’s close.

Pre-Drywall Inspection

$275

A pre‑drywall inspection takes place during new construction after the rough‑in work for plumbing, electrical, and HVAC is complete but before the drywall is installed. It gives you a rare opportunity to see the quality of the build from the inside out and address any concerns.

The framing, structure, wiring, plumbing lines, ductwork, and insulation are inspected. You will receive a clear report with photos and explanations that you can review with your builder to ensure everything is in order before moving forward.

Commercial Inspections

$275*

Before you buy, lease, or renovate, a commercial inspection can help protect your investment by evaluating the property’s major systems, covering the building’s structure, roof, electrical, plumbing, and HVAC. The inspection can identify issues that could affect safety and functionality.

After the commercial inspection, a detailed, photo‑rich report outlines the findings to give you the information you need to make smart business decisions.

*Prices vary based on home size and age.

Frequently Asked Questions

Think of it as a top-to-bottom visual checkup of the house, based on what we can see and access at the time of inspection. We inspect the roof, attic, plumbing, electrical, HVAC, structure, foundation, and more to help you understand the overall condition of the home you’re about to buy.

Yes. A home inspection helps make sure the place you’re planning to live in is safe for you and your family. We look for things like electrical hazards, structural issues, fire risks, and signs of water damage. These are the kinds of problems that could affect your health, safety, or comfort. It’s about knowing what you’re walking into before you move in.

Most inspections take between 2.5 to 3 hours, depending on the size, age, and condition of the home.

Absolutely. We want you there. It’s a great chance to walk through the home again, ask questions, and get a better understanding of what you’re buying.

Yes. You’ll get a detailed report (usually within 24 hours) with photos and notes, clearly organized by priority. We will go over the report with you and are always available to answer any questions you may have.

Yes, please do. This is your time. If something seems off or you’re curious about a feature, speak up.

Radon is a naturally occurring, radioactive gas that comes from the earth’s soil and rocks. It’s colorless, odorless, and if it builds up inside your home, it can be harmful over time. According to the EPA. Radon is the second leading cause of lung cancer in the U.S. in non-smokers.

We place a small monitor in the home for 48 to 72 hours. It collects air samples and gives us an average radon level, which we send to a lab for analysis.

Not necessarily. If the test shows elevated radon levels, a radon reduction system can usually be installed to lower it. It’s a fixable issue, but it’s important to know about it before you move in.

We look for visible signs of mold or moisture during a standard inspection. Mold testing is a separate service.

Yes. Mold can grow behind walls, under floors, or in HVAC systems. If the home has a history of moisture problems or musty smells, it should be tested.

Some types of mold can trigger allergies, asthma, or other health problems, especially in children or people with weakened immune systems. It depends on the type and how much is present.

You will usually get the results in 3 to 5 business days. We will go over the results with you and can answer questions.

Yes. If we see something during the inspection that looks like mold or a moisture issue, we’ll point it out and make sure it is documented in the home inspection report. We will need your approval and a signed add-on agreement before collecting samples. It’s a simple process, and we’re happy to take care of it while we’re still at the property.

Thermal imaging is the use of an infrared camera to detect heat patterns and temperature differences that aren’t visible to the naked eye. We use it to see things like hidden moisture, missing insulation, electrical hotspots, and even possible signs of rodents nesting in walls or ceilings. These are things that might not be visible during a regular visual inspection.

No, we always have our thermal camera with us and use it as needed during the inspection. If something looks suspicious or we want to take a closer look at a specific area, we’ll use it. However, if you’d like us to scan every room in the house, that would be a separate service and needs to be added to your inspection agreement.

Thermal imaging doesn’t see water directly, but it reveals temperature differences that often indicate trapped moisture or leaks behind walls and ceilings.
